What Is a Sharia Compliant Mortgage?

Strictly speaking, an Islamic mortgage is not an interest-bearing loan. Instead, UK providers offer Home Purchase Plans (HPPs), where the finance is structured around ownership, rent or the purchase and sale of a real property.

HPPs are regulated by the FCA and are available to both Muslim and non-Muslim buyers. The precise structure, legal documentation and pricing can vary between providers.

Diminishing Musharaka

You and the provider jointly purchase the property. You then make monthly payments consisting of rent on the provider's share and payments that gradually purchase that share from them.

How it works: As your ownership increases, the provider's share and associated rent reduce until you own the property outright.

Ijara wa Iqtina

The provider purchases and holds the property and leases it to you. The arrangement is designed so that ownership can eventually transfer to you when the agreed term is completed.

Often used with: Co-ownership arrangements as the underlying lease structure.

Murabaha

The provider buys the property and sells it to you at an agreed marked-up price, which you repay through fixed instalments over the agreed term.

Typically: Around a 20% deposit may be required and the structure is more commonly seen in commercial and asset finance.

Sharia-compliant finance is not simply a conventional mortgage with a different name. The legal ownership structure, rental payments, purchase arrangements and documentation can all be different.

Different scholars may also take different views on whether particular HPP structures fully satisfy their interpretation of Sharia principles. If this is important to you, review the provider's Sharia Supervisory Board opinion and published documentation rather than relying solely on marketing claims.

You should also check early redemption charges, follow-on rates, portability and the exact circumstances in which your payments can change before committing to a product.
